Is it possible to start in commercial? Everyone I talk to tells me to start in residential then switch to commercial. Commercial is what I love, it is what I like to study and something that I want to do so I can learn and build my own portfolio. Only one person has reached out to me and said I can start in commercial. is it fake or scam am? Am I setting myself up for failure? I want to succeed in real estate wen it comes to being an agent and investing so I want to create the best possible path for myself. A lot of people just say now is a awful time to be an agent and with all the news going on its hard to see through the BS. Can someone give me some insight on this? What should I do?

Quote from @Marcus Auerbach:

Absolutely join a team! It shortens your learning curve and will get you into production sooner. I started as buyers agent, which eliminates 50% of what you need to learn and I had a transaction coordinator which takes care of everything contract to close, that's half of the buyer side job. This type of focus allows you to become proficient faster.

I made $700 in my first half year after expenses, so you need some reserves, but then I gained momentum quickly and closed 36 deals in the next 12 months, about 50 the year after. Could not have done it without a team to back me. Eventually split off, went solo and built my own team, based on my experience as a team member. Beware of fake teams, which is just a group of agents, no lead gen, no support, no admins, no assistants.

 Thank you Marcus, I really appreciate your input. If you don't mind me asking what do you think about KW?

Quote from @Wale Lawal:

@Chandler Butler

The workplace environment in a brokerage is dependent on its culture. A smaller brokerage will be oriented towards teamwork, operating as a family, with agents sharing workloads and tasks. If you crave independence, the culture of big brokerages will reward you. The best way to obtain information about a brokerages’ culture is to ask key questions during interviews. Try some of these questions from the Ontario Real Estate Association:

  • Do you offer training? If yes, what kind? Is there a cost?
  • Can I speak to some of your salespeople?
  • Which market share do you have? What are your market strengths?
  • Will I have an office space, a desk in a common area, or a shared desk?
  • What is your commission plan?

These questions will give you insight into a brokerages’ culture. Additional research is needed to discover a brokerages’ reputation and tone. To do this you need to research as if you were a client or customer. Find reviews, visit their websites, profile members of their team, and develop a general feel for the company. Working for a brokerage with a positive reputation will make you more trustworthy to clients and help you grow as an agent.

All the best!

 Thank you for your input I will be sure to keep it in mind!

Hello BP, I have just recently finished my pre-licensing and filled out my TREC application. I need help deciding on a brokerage and whether or not I should be on a team. Also, how much should I realistically have saved up before starting my career? I am located in El Paso, Texas and would like to speak to some professionals in the field to gain some insight.
