Hello BP family, here lately I have been struggling with some decisions for the future. With that being said I want to be a commercial real estate agent. I am currently working on getting my license in Texas. I have been doing some research on the field and I keep seeing how difficult it is to get into commercial real estate. So, I guess my question is should I go back to school to get my MBA in real estate or a relating field or should I just try and break into the field once I get my license? Also, can I get some advice on getting a mentor and what to expect in the field?

Hello BP family,

I am relocating to El Paso, Texas in May. With that being said I want to be a commercial real estate agent and it would be my first year. Can someone give me some advice on the market? Is this a good market to be in commercial or is it better for residential? Also, with it being my first year in a new area can someone give me some advice on some good brokerages that focus on training in the area? Thank you!

Post: How to separate yourself in the wholesale game

I am currently in classes to get my real estate license and I have been doing a lot research in the real estate field. With that being said whole selling keeps catching my eye. I see it as scalable and a way to get into a real estate and start a business. However, I see all the horror stories involving investors and wholesalers. So, my question is how do I separate myself from the rest? What do investors look for? And what steps can I take to start a wholesale career?

Quote from @Danny Norton:

Chandler,

It sounds like you want an easier way to find brokerage firms around your area, their commission split model, what type of property they specialize in (luxury, mid-market, etc.), also if they give new agents leads from the broker or experienced agents?

Not necessarily, I am looking for a great training program. I know that with proper training the income will I just want to create a good foundation for myself!

Quote from @Jonathan Schlimme:

Hi Chandler,

The biggest reason I picked my broker was the training program they offered and the since of culture I felt when I interviewed and got to know people around the office.

i just got my NMLS number about 3 weeks ago in the Charleston SC Market. I decided to go with one of the larger brokers ( 1000+ agents )  in our markets in December because they have a very intensive training program, marketing support, and the agents in my office are very supportive of new agents and are incredible helpful.

The training and marketing aspects would probably be harder to match at a smaller brokerage .

Its been about 2 months since made my decision and am not disappointed.

Feel free to message me if you have any other questions - good luck w/ your start into real estate in Atlanta.

Great Info Jonathan! Thank you and I wish you the best of luck I will be in contact.

Quote from @Peter Tverdov:

No matter where you go, you're going to need to work your *** off to make it. Just remember that. I own a boutique brokerage and worked at a big name broker prior to opening my own shop. 0 trainings in 5 years. Zero. I currently sell the 2nd most homes per year in my area of expertise and this year I plan to be 1.

The concept of training completely shocked me. I make weekly training videos for my agents and offer in person training weekly if anyone wants it but I tell everyone, I can teach you everything I know but I can't make you pick up the phone, I can't make you have the willpower to close out a deal. That comes from you.

Thank you Peter, From all the information I have received what I am gathering is I really need to focus on the training being offered. With that being said I love the model of training you described in this post and I think I will look for the same model in my area. Very helpful thank you!
