The Albany area might be a good place to look into based on your numbers, but you should do a lot of due diligence, since not all areas are good, and make sure to have a great team there, because that will make it or break it.

@Evan Ernst Hi first congratulations on doing the right things and not procrastinating.

Regarding the property you mentioned, I think you can't use the equity as a ROI, so it would make your cash on cash return would be less than 1%. The only way I would buy it would be or for a fix & flip, or if I would have extra cash that I'm not planning to live off and just thinking to have it paid out in 30 years so I can retire having that income.

@Chris Bell Thanks for your input, it's just that I'm also looking to start a steady direct mailing campaign for the next 12 months, that's why I need some advice from people that have done it. Knocking on doors is very tiring and I haven't seen much results, except on a targeted property.

@Neil Stern Yes you are evaluating the property correctly, but I'm not so familiar in that area to know what's the cap rate that investors are buying in that area, but if that's the cap rate that investors are buying than go for it. Regarding closing costs in Brooklyn from a buyers prospective it shouldn't be more than 3%.
