@Bob Roach For the 200k range you can find a 2-3 family in east new york in Brooklyn.

It would make sense, but you have to take in account for vacancy, eviction, turnover.

Regarding areas, Newark, Jersey City, are the 2 places that are very tricky to invest in.

@Michael G. My partners have done a few wholesaling deals but it's very tough.  It might be that in the 2 family market it's easier, we are just wholesaling investment properties.

 What condition is the property? And is that just maintenance or total expenses?

It's possible but it's very hard. Now it's a big market on deeds for over leveraged properties, that might be a bit easier.
