Maybe your Register of Deeds or if a permit was pulled. Honestly I think it would be OK to ask your realtor for some rough measurements.

Everyone does there rehabs different depending on your buyers expectations, but you could make up some of the cost with materials like chopping block counters and maybe some of the plumbing fixture.

I can relate with the retiring and being bored. First pulling permits should not be that big of an expense, and there is other ways to keep your expenses down. Yes you can do some work yourself things like painting, demo, and trash removal. With that said probably the biggest ways to improve your bottom line is improve efficiencies. Keeping contractors on budget, on time, and material cost down. You have to keep your eyes on the bottom line.

If you own property and have equity you can borrow against the equity some sort of LOC. Also if you have decent credit use it. Open cards with the big box stores and use the 6 months 0 percent interest. If you are are new to this be careful using other peoples money sounds good until something goes wrong. The safest way is to do like @Nathan Gesner suggested and actually make plan to save and take your time.

Only thing you should do is treat the wood other wise in a few years you will be replacing. All rentals should be tidy less thing to trip over or for pets/kids to get into. Clean and neat not fancy. I would clear everything out and plant grass, sod is quick but seed will work.

They Most important asset you have is your tenants they generate the income or can put you in the red. If this person is  a good tenant fix the window and keep it moving. If it becomes a constant drip of repairs go up on the rent in away that is fair.

I know there are lots of horror stories about local government, but I always try direct and transparent communication. Ask why they need the information? Also ask if this is a normal request? Usually these guys are not out to get you they are just doing their job.

I would diversify into different assets classes. As far as real estate I would find some good operators and syndicate on some larger projects. I took the multifamily bootcamp course here on biggerpockets and It was informative.

You are someone to watch I love your work ethic, and cannot wait to see what happens next. I was in the underwriting webinars with Charles S. and it was evident then what you are capable of doing. By the way while there is lots of inspiration in this post there is also real knowledge of investing. Like how to do seller financing and negotiate an off market deal. kudos to you @Jason Malabute

Why not get both? Especially if this kind of deal does not happen often and you plan to eventually expand.
