I spoke to my accountant and she said to 1099 like @Matt Devincenzo said or to put your partner on the HUD and pay him that way.

I will give my number to a nosy neighbor and ask them to call if they see anything unusual. I'm also thinking of using a cheap cell phone Hotspot and ring cameras.

Nope don't do it. All it takes is one bad tenant, replace a roof or water heater ETC... Look for the worst property in the best neighborhood fix it up, and have built in equity. Talk to wholesalers, get a good agent, go to REIA meetings, and find off market properties. Don't rush it when you find the right priperty the numbers will be easy to justify. The fact that you are questioning the deal means you feel its not right.

I have been looking for bulk pricing as well and I'm starting to believe thats not a real thing. Usually if you find things cheaper it takes more time and effort. To be honest that effort could be spent else where not mention time and gas chasing after cheaper prices. For me Homedepot is best overall I exploit the Pro membership free delivery, the bid room, free tool rental, or pro dollars. With that said if you find something better please share!

Every house there is always something at the end. What I do is I ask everybody on the team electrician, plumber, drywaller what they think somebody will have an idea. You could go to Amazon and just scroll thru light fixtures until something grabs you attention.

I have seen on Facebook where they advertise fake letters and fake phone referrals this is very common. If I cannot get the employers HR from google, on the phone its a no go.

 @Carlton B, would you share a few things that could possibly go wrong other than the deal (for whatever reason) just falling apart?


 This particular closing the Title search did not come back. If you are dealing with a bank they have lots of reasons to stop a sell. A really good deal to you might look like inflating the the value of the property not to mention comps and appraisals can make or break a deal. I'm not knocking banks I love my bank, but their first responsibility is to keep the banks money safe.
