Selling my my busi ess to retire in rentals and flips

I am selling g by busi ess I've had for 15 years. I will ne sitting on a nice nest, but I want to invest in rentals and some flips.

I have o e rental and o e flip. The flip is almost done hoping to make 50k.

If you had 1,00,0000 how would you invest it with properties. I'm just starting out. I'm in year 2 of realestate. Any feedback would be great.

I'm north east texas location.

Knowing what I know now and valuing time the way I do, I would consider investing in some syndications. Let someone else do the work while I receive steady payments and let my money grow.

Another option would be to purchase a self-storage facility or mobile home park with management in place.

Essentially, I would look for opportunities to invest without requiring a lot of my time/involvement. 

Question: why sell your business? What if you kept it, hired someone to replace you, and continued to enjoy the profits? I could hire someone to replace me right now and still earn $100,000+ from the business while I do whatever I want. On a million-dollar business, that's a 10% return every year for life!
