Help me choose between 2 multifamilies
Which one would have lower turn over and/or easier to fill vacancy?
Property 1: asking 619k. 3 family. 1 bed, 2 bed, 3 bed. Total 6 bed 3 bath.
Property 2: asking 650k. 4 family. 3X 1 bed, 3 bed. Total 6 bed 4 bath.
On paper the coc return would be exactly the same based on rent. Assuming location and condition the same what would you choose?
Location: small town (100k pop) in upper MA near NH border.

@Lin Yin First 100k population is not a 'small' town. For me more doors in the same building is more profitable all things being equal, and they never are. Property two is my choice, they are both very similar. The cost per door in property two is a little lower and I am assuming similar rents from your post. 4 doors gives me more leverage.
