Before you put in an offer price keep in mind that to haul a perfectly fine trailer costs anywhere from $500-4000. So if they are really falling apart then it may cost more to get them off the land.

you must listen to podcast 70 this wil clear up so many of your questions. Grant kemp i believe his name is and he is very smart and subject to is the only type of deals he does i believe. But you can tell that he knows his stuff. So if your going to do a subject to deal make sure you listen to that.

I found this software at office max and staples that you download on your computer it helps with contract generations as well as financial organizations. Quicken has always held a very reliable reputation. I would give them a try.

I heard on a podcast that the banks like to see that you have 6 months reserve for each property set aside. I believe this to be a good starting goal for the banks and your business.

Not hard and fast rules but you can rate neigborhoods based off of what types of opportunities there are for people in that neighborhood. are there boarded up and abandoned house on every corner? I believe that a b neighborhood could very well be someones c neighborhood. so it wil definitely depend on what you believe to be a good or bad neighborhood. A good a or b type neighborhood to me is nice parks, proud homeowners all around, lots of employment, good neighborhood curb appeal, and businesses moving into or around the neighborhood.

Danny scott i believe his name is, said it best in one of the podcast to keep you letters very simple and to the point. so what is the point? Your house is sitting costing you money and I have money to buy it. so his advice was to say. 

WE WILL PAY CASH FOR YOUR HOUSE! PLEASE CALL US AT.............

i would first focus on finding a great deal and cash buyers will usually flock to it. I have listened to podcast 136 and this would be a great podcast for you to listen to as well if your interested in wholesaling property.

Post: Duplex deal using private money

I think whats in it for both of you depends on the situation. Does he want his money left in, which would make him your partner on  the deal or is he borrowing you the money as private money? Because if he is borrowing you the money like a bank then I would say give him a better return than the stock market but definitely not 50%. But if he is interested in being a partner and keeping his money wrapped up into the deal then I would only assume he would want a piece of the cash flow and principal payments every month. Definitely depends on the situation so lay some numbers out on paper and present it to him and start the negotiation with him..
