Yes, I do agree with @Chris Martin. Take audio statements from neighbors if possible to make a solid ground for eviction.

Very complicated issue. You should take help of an legal adviser. There should be some terms in your legal agreement to terminate the lease agreement. I think you should give a legal notice to the tenant that you are calling off the agreement. Personally I think this is going to be a serious issue if you don't address this fast.

Real estate Investing or buying and selling homes are legal in its own terms. There is no such bindings whatsoever.

 I'm mainly focusing on the Bronx and NJ areas as because I experienced those areas a little better in terms of investment.

I agree with @Neil Collins, you should take help of your attorney and seek advice. There are number of legal hurdles which needs to be cleared before you sign, right?
