Putting in an offer
So this is a pretty newbie question but has been something that I have been wondering. If I find a property off market and I am talking to a seller directly. How do I go about putting in an offer without an agent?
Is it normal to still use an agent on off market deals?
Is there a formal form to fill out or is it as simple as sending an email stating the offer price and contingencies?

I would not use an agent at that point. I would use the purchase agreement from the following website.
