Bronx, as all knows is a growing RE market. I am concentrated to make my future investments there. It would be helpful to get information about the market there and trends. I am interested in multi family homes.

Success comes through failure and experience. We should take practical approach as well as learn from the mistakes made in the past. Connecting with experienced agents/professionals will enhance your knowledge but ultimately you have to apply your own too! There are numerous tools available to proceed, the thing is how to pick the right one which will help you. Am I right?

Long term investing in RE always gives a positive return. It depends on how and when you are investing and what is your expectations. As external factors plays a role in REI you should not overlook small things which may ruin your investment goals.

@Jonathan Makovsky Nice piece of advice, thanks. Even if you are experienced, learning never stops. 

Being an investor I am learning the art of investing and will continue this process...

The market changes in its own way based on various factors, I may not be the same as you predict today. If you have the access to this money play defensive till you have that confidence to take risk. Flip is an obvious option, but we should look for other possibilities too because at the end of day 10% is what you need to make up.

I too think fix and flip is the best option here!

I too do suggest to be patient and once the tenants starts moving out you can start the fixing job.
