@Claire D. I hired my contractor to do a pre walk through estimate of $100. Try offering that to a GC and see if they will bite. But make sure you have a full scope for them when they walk through

@Josh Rogers it really depends, the Pros to having an inspection done is every point of the house is checked without the mistake of missing something such as forgetting to look at the electrical panel. What I do is pay my contractor to fill out a basic report that has all the main bullet points such as roof, mechanicals, siding, electrical, ect. and take pictures of the house and the main components. 

The reason I do it this way is it is much cheaper and faster and then I also get a bid for labor since he knows what I like and don't like. Where using a licensed and trained inspector takes a week and I do not get a bid of costs to do the project. I also noticed that if I kept doing contingencies of an inspection my offers were getting turned down. I also found it more helpful to have a contractors number when submitting my offer to show that I wasn't just trying to rip them off.

Now you can do this yourself if you have a system in place so you do not miss an aspect of the house and you live in the area.

@Victor Barboza that’s hard to say with out seeing the pitch, stories of house, access to the roof. I wouldn’t be surprised to see a 12-15k bill.

@Victor Barboza its really depends on the amount f damage to the roof and how the trusses were constructed. If they have gusset plates then I would bet they should be replaced if they have signs of high heat damage.  The problem is heat rises and then banks once it meets resistance so it causes a lot of damage to the trusses. In the midwest, I am averaging around 400 a square for the shingles to be replaced and in California, I am around 425 a square.

To determine a square take the width X length of the house then multiple by two then divide by 100. Or if it is a two story house then take the square footage and divide by 100.

I have a 1400 sqft two story house. so 1400/100= 14 squares

14 squares x 400 = $5600

@Benjamin Cowles I encourage you to never l judge someone by their disabilities if they can do the work they can do it just plain fact. I feel sorry that this guy needs to work for so cheap because of this disability.

I am sitting here at HR Block and they are saying I can no deduct my LLC business expenses from my 2017 W2 income, is this correct or no?

Essential I have 1 rental that brought in $8750

But between all my expenses I am seeing a total loss of approx. $17,000 between flights, office supplies, ect.

Also remember you may save money but loose on opportunity cost if you could say do 3 flips compared to 1 by going out of state.

Book overview: Good to Great by Jim Collins.

The author considers it the prequel to his other book "Built to last". In a nutshell, the book is about building a good company to a great company. One that performs better than any other comparison company. It is the characteristics that a company has during a transition period from good to great. It is a book based on research that he and his team performed to let only data speak and not their personal views.

So in the first three chapters, some big things stuck out to me.

1. Level 5 leadership - The level 5 leader builds enduring greatness through paradoxical personal humility and professional will. Basically, a true level 5 leader will do whatever it takes to set up the company and other around him up for success. By doing so he sets him or her self up for success.

2. Good to great companies began the transformation by getting the right people on the bus and getting rid of the wrong people. Basically, it is about having the right people not just people on your team.

3. "Who" always comes before "what"- it does not matter where you are going if you do not have the right people to get you there.

4. Three practical disciplines for being rigorous in people decisions

- when in doubt don't hire, keep looking

- When you know you need to make people change, act. Don't wait or give a third chance

- put your best people on your biggest opportunities.

5. The right people are your most important asset

6. The right person has to do more with character traits and innate capabilities than with specific knowledge, background or skill. Basically, you can teach anyone to do a decent job, but it takes someone with good character traits and innate capabilities to go above and beyond to help you and the company thrive.
