Looking for joint venture equity partner or private lender

Hello BP community! I am looking for individuals who would like to partner on fix or flip investments. We have a general contractor who is able to handle up to 4 projects at one time. We are looking for either equity partners who would like to fund 100% of the acquisition and rehab cost for 50% of the profits or individuals who would like to invest their capital as a private lender at 20% annual interest for funding 100% of the project and taking 1st position on the title.
