Welcome to BP. I currently live in SoCal, and will be moving out to East Texas area in Nov (escaping the population, cost of living, poor air quality, etc etc of SoCal). I have a few friends that have relocated from here out to the Austin area.

Thank you for posting this! I can relate to you so much. I'm also a full-time mom, I also used to be a mortgage lender, and I am wondering how exactly I am going to be pulling all this off. Your freedom speaks to me, as part of the reason I want to be a full-time investor is to have the freedom to be at every ball game, every event that my kids have, as well as the financial freedom that comes. (And, let's be honest, because it is like a real-life monopoly game (which is also my favorite game in the world). 

I'll be looking forward to more posts from you!

Welcome to BP, Christie! I've been a long time stalker of BP (recently came out of the closet) and have learned so much. I'm also a full-time single mom and student as well, and wondering how I am going to make time for it all.

I also vote for power washing. Please don't paint the brick chimney. I also suggest trimming that bush down below the window ledge. 

Are your comps for 1.75 baths as well? Or are they for 2 baths?

What if the neighbors get together and file code violation complaints, on a consistent basis? Overgrowth and rodents are safety, fire and health hazards, and most cities have ordinances governing these. 

It takes time to force the property owner (whomever it is) to make a move with the property, but eventually something happens.

It's old school, but you can try talking to the neighbors. Neighbors usually know all the dirt on what's going down. I did this today on a property I was looking at, and discovered that this little sub pocket of the neighborhood has issues, making it a no-go.
