Not a problem! HTH

I've not yet looked too deep into financing yet. Loosely, I'm thinking I'll most likely need private funding, although I'm also open to seller carryback. Or whatever gets the job done.

I'll most likely house hack at first, but that could be either a keeper or a flip. It just has to make sense for the property, and for the deal.

And I'm always open to suggestions!

I did a search for you,"what to ask potential sellers", here on BP. Here are the results:

Welcome! I'm currently in SoCal, but moving to TX in November. Have fun here at BP

She hasn't had you shadow any agents yet? No one has walked you through a deal? On second thought, probably not until after test results, and she makes sure you don't bolt lol.

Have you decided on a niche? Do you have cards? (Now I'm just being a pest 😉)

Glad I could be off service! Lol

awww poop! I was certain you were going to post that you took it and passed 1 st try.

So. Any recommendations for me, regarding course vendor, my own timeline, etc? Are or have you taken any exam prep classes? Are you still going to the broker meetings? I guess I have some research to start doing, for a shop to hang my shingle with. I do plan on actively working as an agent, rather than getting my license strictly for the investor benefits.

@Arielle Gutierrez: best game in the world! I currently have a deluxe edition. My oldest children grew up playing it with me, and love it, but don't love that I am always the banker. Always.

@Ashley St. Gelais: I've never stopped shopping for, and analyzing deals. I'm a true junkie. I drop by a rehab going on next door to my best friend's house almost daily. Yesterday I helped the GC lay laminate flooring in the entry and dining room. Last week I cruised a potential flip and talked to some neighbors to get an idea of the street. It's a sickness, I tell ya. :-)

@Shane Woods this is the BEST post regarding RE licensing in TX on BP. Thank you so much for sharing!

I didn't see an update on sitting for the state exam and what your results were. Did you share them elsewhere?

I especially appreciate you sharing your process of choosing a broker to hang your license with. Invaluable.

I'm moving to Tyler/Longview/East Texas area in November, and thinking I should start studying for my TX license now, online, and shooting for scheduling my exam for after the new year. (Although I welcome any and all thoughts and advice on this plan).

Welcome Jeremy!

I've been a long-time BP stalker/addict, and an aspiring investor as well. Currently I live in SoCal, but am trading in my citizenship for a TX citizenship in November (moving to Tyler/Longview area).

BP has tons to offer, as you've started figuring out. Good job and see you around BP. Don't be afraid to reach out and connect. Have a blessed day!
