When I was working for an investor, I answered all seller inquiries. It was my job to ask all the questions, get all the info, plant the seeds, then pull all the data on the property (property profiles, comps, etc), put together deal analysis, etc, then provide the package to investors.  

@Jacquelyn Sarpong, how comfortable are you with asking the seller the questions yourself? 

My investors were very comfortable doing it themselves, as they did it before they got busy and hired me.

 @Marwin, it's similar but talk to other agents in CA, and check out the CA DRE website for the latest info. Good news is, CA has less education hours than TX.

 That's all we get in TX.  They printed my sheet off at the testing place.  The state just doesn't have my scores in their system yet.

You might be able to do a rent back to the seller. Ask your agent about this.
