I have licenses, you can make good money as investor and also help some people buying or selling their house and make good commission,  you really do not need a license but if you have it, you can make good money in commissions at the same time you are buying your portfolio

You can hire your VA in the beginning to to only clerical work, i prefer to have someone without Real Estate experience but with some sales skills, you have to put in writing what you are looking for, start to do some video training and start doing some interviews.

Also try to hire someone overseas. the prices are much better.
