Re-financing in all cash properties Orlando/Tampa Area

My business has purchased an auction property in Brevard county with all cash, and I am struggling to find a bank/lender to refinance the property in a business name.  Every bank will only touch the property if it is a conforming loan, or if I liquid assets equal or greater than the re-finance.  

I am looking for a lender who will do portfolio or in-house lending to a partnership with a good record (5+ years financials), but the company in Florida is relatively new.  anyone have any luck in this area?
