@James Larson if you are planning to do a double closing you will need to close your A-B first with your own money or maybe use hard money or any kind of loan for the time you hold the property,  but I agree with @Jenifer Levini,  you need an attorney to write the contract, do not worry, paying a good attorney to take care of you from the beginning is cheaper that paying  him/her to do something after closing

Congratulation, i wholesale properties a lot, if you do not have the buyer, the other one will show your property but have the final buyer wire the deposit to the same title company you are closing the A-B transaction, your a re the one who prepare the JV and the contract, you do not have to disclosure your profit if you are doing a double closing, but if your profit is not too much why don't you try to do an assign the contract? any way, if you need contact me directly feel free to do so

@Trey Pryce   information for efectiva action, find out what you are looking for and what you can offer to your mentor.  You may have some money, time, some skills that the other person  does not have,    we as investors love to work with people that are willing to pay the price.

@Olabisi Adebayo Welcome to BP, Wholesaling and flipping are not real investing,  that is an active income (you can make good money doing so, i do wholesaling also) but i you are planning to have a passive income  you can buy 1 of every 4 wholesale deals, in couple of year you will be surprised how much door you have

Low income, low population, i will not invest if population is decreasing,  are you planning to manage the property?  i agreed with @Account Closed  you can find better deal in a growing market here in Florida
