i started a month ago, still no sales but getting buyers for my buyer list,

@Christopher Hunter   I have been an agent for 13 years and never got money in front,  I also wholesale great deals here in Miami and work with others agents but never ask for the buyer's commission,   I totally agree with @Joel Owens  and @Brandon Battle

@Bobby Clifford I have license in Virginia and Florida and I am also an investor, you can get some brokers that are not looking for the full time requirement, i never go to my Broker's office, first you need to find out Why you want to be an agent? for the MLS? to make some commissions? if you want to be an investor you do not need to be an agent but been an agent may give you some great tools to buy good properties

I you buy a database that everybody is suing you will have less chance to get a good deal,  find a way with less traffic 

driving for dollars, calling listing agents, mailing campaigns, FSBO websites, I am doing that
