I love hearing about people getting into real estate to quit their 9-5 job, because I was in the same boat not too long ago.

As far as markets, Indiana and Michigan have properties in your price range (about 150k) with great cash flow and decent appreciation. I know a few agents in each state with a lot of out of state investors because you can buy houses for so little and their rent is extremely high. The renters are also very high quality, if your in a good area and your agent has all the right connections. If you would like me to put you in touch with a rockstar agent in either state reach out!

Have you considered out of state investing, in areas with cheaper price points like Vegas or Texas? Both are relatively close to LA, and as long as you have a good team in place to find good deals and manage the properties you should be able to avoid a lot of the risk.

Plus a lot of people from California are moving to areas like Las Vegas and Texas. If you decide you might want to invest out of state, reach out to me. Completely agree with @Joshua McMillion

If your having trouble making the numbers work and finding deals, definitely get in touch with an agent who is an investor/investor friendly. Not only will you see some MLS listings before they hit the market, but a lot of the times they can help you find off market property's that no one else is looking at.

Hey everyone,

Im an investor and agent in the southeast MI area looking for some private lending. I’m in negotiations right now to buy a 6 unit multifamily using money from a cash out refi on my home. My goal is to scale to 1 million in total equity in my rental properties in the next 5 years.

I am great at finding off market deals, I just don’t have the capital to buy all the properties I find. I am looking for trustworthy private lenders that are willing to loan me money based on the properties and not my income the past 3 years.

I am also open to partnerships where the partner provides the funds and I do all the boots on the ground work including finding the deals and managing them after closing. Only looking for a 20% equity in the deals I find as long as the partner provides the funds.

Most people would agree it’s better to buy your first rental near where you live so you can manage it yourself and potentially get more cash flow. But buying one out of state in an area you’ve researched and know will have good cash flow and appreciation is also not a bad idea. The most important part is having a good team/property manager in place to ensure your getting the most cash flow and keeping your tenants happy! The agent you pick will help you get a good property manager in place if you plan to invest out of state.

House hacking is a great way to get into real estate investing with much less money out of pocket and much less risk! If your looking for an investor friendly agent in the NYC area I would be happy to put you in touch with one! Just reach out 👍🏼

With a 150k there are a lot of options! You could buy one single family or condo, but it would be better to leverage it more in my opinion. Of course, it depends on the area and what you can afford. But I would try and get a multi-family which will give you a lot more cash flow. You could also buy a couple 1-4 unit properties! Definitely talk to real estate professional who has experience in investing , they will be able to help you put your hard earned money too work! New Jersey is a hot area right now, it’s a great time to get into real estate investing! I have a close friend their that’s licensed and actually has a few rental properties him self! He works primarily with investors and his team has been in the business for quite some time. They’re actually selling some off market multi-families right now that are in your price range, have good cash flow and good potential for appreciation.
