What real estate property would you buy with $150K cash?

If you have $150K cash and want to buy real estate investment property, which would be a good option? Need is for a steady cash flow, and a reasonably good cash on cash return (10%-12%). Would condo or SFH be an option or are there better ways to invest this money in real estate properties?

Depends on the market, neighborhood, and street. I'm a SFH investor (hopefully not forever) but I'd buy another distressed single family and aim for the BRRRR strategy. In my market $150K goes a long way. That cash-flow is still possible if you hunt off market. You could make realistic cash offers in C/B class neighborhoods and have plenty for the rehab. That's goals for any new investor. It's everyday life for the pro with buying power, a deal, and good contractors.
