Post: Agents paying fees to unlicensed people for vacant house leads

For the wholesalers out there who have Realtor license- it's typical to have various business cards/etc saying will pay $XXXX for vacant house leads or otherwise for deals. 

Some agents in my area (DC) are saying it's not allowed because a licensed person can't pay any sort of money to an unlicensed person as that constitutes a 'referral fee.' 

Anyone have any experience with this?

Any recommendations for direct mail guru to try to optimize my current $8-10K/mo in direct marketing spend? 

Currently sending 12K mail pieces/mo- professional typed letter with logo, BBB accreditation logo, personal picture, full color; in pastel color A6 invitation size envelope handwitten looking to and return address with live, pre-canceled stamps sent via bulk mail

Lists are a lot of the targeted motivated lists:

water/sewer lien, bankruptcy, 60/90 day late, NOD, divorce, probate, etc

I've heard some level of minimal fixed base salary that will vary based on area. Where I am in Washington DC area I've heard something like 30-45K, then 10-20% of net profit on each deal they sign up.

Want to weight it heavier to variable pay like any sales job so they're hungry and motivated to go and hunt. If base salary too high, they may be tempted not to push because they don't need to.

When you guys are tracking the ROI on your direct mail, especially at end of year, I'm curious how you do that.

From my marketing I've found there is a lot of revenue that will come in a number of months after I mail, especially when I rehab the houses. So, I'm curious if you will typically wait until mid-end of following year before coming up with your ROI numbers on your seller advertising from prior year or how you handle that.

Basically, wondering how you are handling that sometimes revenue comes in many months after the mailings when determining ROI on your seller marketing.

This may be an obvious question... :x

Hey all- I've been mailing these lists for the last year, but looking for new provider.

What are the best prices you've seen for 60,90 day late/pre foreclosure lists?

The best I've been able to find so far is .22c/name but big min order- 2500

Has anyone been able to find any list brokers with comparable prices but lower min order? If so, would be great if you'd be willing to share the name.

Beyond price I'm assuming all these lists from various brokers will be fairly similar- has that been your experience?

What website do you guys use to find virtual assistant cold callers? I haven't had great luck on UpWork. Outbounders has been better, but looking for somewhere else to try.

Generally post cards will get lower response rate, but you can send more out for the same money because they are cheaper. 

I sent about 10-20K post cards out last year and found that I got more deals from letters, so I send out handwritten envelopes with a typed professional letter inside. Have been doing for last 8 months or so.

Bottom line though, is you need to test yourself in your market and with your copy and see what gets best results.

Hey any recommendations on where to find full time handy man/maintenance technician? Would be paying around $50-55K/year, based in DC area. Looking for someone to take care of punch lists on properties I'm renovating and do turnovers/rental property repairs on properties that I own.

I've posted on ziprecruiter, which syndicates to a bunch of different job boards. Getting some candidates but not the quality I would like.

Any other ideas on where to find a good hanyman/maintenance technician employee?

Post: Holding Rental in LLC or Trust

Hi guys- These are my 2 options for refinancing a 2 unit rental property. The shorter amortization gives me less cash flow by about $700/mo but can keep it in LLC and be more protected, or better cash flow but have to put it in trust (can't transfer to LLC) which opens me up to more possible issues if I get sued.

Have to put in trust because I don't want to risk damaging relationship with the bank by transferring to LLC after closing.

Basically, would you rather:

1- have 30 year, 5.2% interest loan, fully amortized, BUT have to hold property in personal name or in trust

or

2- have 20 year, 5.25% interest loan, fully amortized and be able to keep property in LLC

Any opinions?
