Tracking Direct Mail ROI

When you guys are tracking the ROI on your direct mail, especially at end of year, I'm curious how you do that.

From my marketing I've found there is a lot of revenue that will come in a number of months after I mail, especially when I rehab the houses. So, I'm curious if you will typically wait until mid-end of following year before coming up with your ROI numbers on your seller advertising from prior year or how you handle that.

Basically, wondering how you are handling that sometimes revenue comes in many months after the mailings when determining ROI on your seller marketing.

This may be an obvious question... :x
