who has had success mailing to senior living facilities as means to get leads? If so who at the facility would you address your letter to?

I do: smaller diameter recessed lights nicer door knobs (not base home depot ones) nicer cabinet hardware slightly upgraded granite and appliances Pls end marble in master bath instead of normal ceramic solid core interior doors instead of hollow

I'm also single family home rehabber/wholesaler who has toyed around with buying apartment buildings. I've done about 130 single family deals so would apply similar methodologies to finding apartment deals. im sure you'd so the same and my guess is ne effective at it

Hey guys- which data append services if any have you had success with and what types of data have you used to better target your direct to seller mailings?

Example- I have a free and clear list and am planning to get age and income data to target 55+ sellers with income in lower 1/2 of the distribution, but not sure what other factors I might also want to add into that to be more targeted. 

What types of income, demographic, etc data you guys have used successfully when targeting prospects?

And do you have certain data append services you've had good success with?

I searched forums but didn't see much on this topic. Thanks All

What sites or resources besides Google street view do you guys use for quickly verifying a property street address? Example- you see a run down house on Google street view but no house numbers visible. You look at neighbors and can't get street numbers there either to figure out address of house in question. Is there a more accurate/better street view type product that more clearly shows property house numbers so you can verify addresses easily? Hopefully this makes sense. Thanks

Post: Bringing On Friend As Partner In Established Rehabbing Business

I have a fairly established rehabbing/wholesaling business (done about 115 deals since 2010), and am considering bringing on my best friend from college into the business with me to help me scale and start a Brokerage business. Because he's older and over qualified for the initial work he'd be doing, while he'd start as a regular employee, over time I'd want to give him a significant piece of the business so he'd be engaged and be a true 'partner' with me in helping me grow what I'm doing. I'd expect he'd end up with (something like) 30-35% of the redevelopment side, and 50% of the brokerage side (which he'd be starting).

I'm hesitant to give up a big chunk of the future businesses, which I wouldn't have to do if I hired a normal employee, but I'm confident he'll bring a lot more value to the table than a typical person would.

What have your experiences been with having a business partner and/or bringing a 'junior partner' type on after your business was already established and doing fairly well?

Post: TLO or Accurint For Skip Tracing Owners

I've used both Accurint and TLO, but I can't remember now if TLO was 'better enough' than Accuring to justify the extra cost. I'm interested in using to find owner phone and (if possible) email addresses for owners.

Someone also mentioned 'delvepoint' for doing this, which I'd never even heard of until now.

Any thoughts/advice from the hard core skip tracers out there welcome. Thanks
