I do 12K+/mo direct mail pieces for my rehabbing business, and have been targeting some mobile home parks as well, so I'm comfortable on sending a lot of mail, but want to build as comprehensive a list of apartment buildings I can to mail to.

So wondering how you guys recommend building a list of the apartment buildings in an area to mail to. The tax records of course will have them, but you have to kind of learn what the building classification codes are to figure out how to search them, which I could see being a hassle as you move to different areas. And Listsource seems like it isn't comprehensive.

How do you guys recommend building up your direct mail/cold calling list of apartment buildings in a given area?

When you guys are sending multiple mail pieces to the same list, what approach have you found to work better:

1- send a branded piece each time building up familiarity/brand awareness with each successive piece
2- send varied pieces- branded first, then unbranded yellow letter, then 3rd notice postcard unbranded, etc- idea being some sellers respond to big company professional looking mail, others want to deal with the small fry local investor next door

I've been doing option 1 up to this point- idea being the seller won't even know it's the same person sending them over and over again in option 2, so you aren't really taking advantage of the whole- person needs 5-7+ touches to respond to marketing thing because the seller doesn't know the touches are all coming from the same person with option 2.

But, that's just me. What do you guys do?

@Hector Lozano REBO, find motivated sellers now are the main lists I purchase.

I also purchase divorce, 60/90 day late, NOD list and some others from list brokers.

Then the other big chunk are pulled by virtual assistants from county land record sites or other sources.

@Johnny Kang I'm focusing on probates/inheritance, REBO, FMSN, and certain high equity list in higher price point areas (in attempt to get higher wholesale fees).

I'm still mailing out to the other lists, but decreasing the quantity after seeing these results.

I generally keep the message the same- am currently mainly sending professional looking logo typed letter.

I have a college student who handles printing stuffing folding and mailing all my letters, pay about .75c per letter all inclusive I have calls going to voicemail, then to Patlive, but will be changing now to being answered live by someone Then use podio for followup with a custom follow-up system thing that is similar to investor fuse

Hey guys- posting my 2016 & 2017 direct mail results. I did this couple years ago too but I'm trying to make more of an effort to share more regularly.

This is my 2016 & 2017 mail volume and results and high level numbers on my business.

Did 24 deals last year (bleh). Tracking to around 40 this year.

In DC market so average profit deal is around $42K- and I wholesale about 40% and rehab about 60% of what I get.

My deals overall come from:
Direct mail- 50%
MLS- 20%
Cold Calling- 10-15%
Other Investors (Mentoring Type Stuff)-
15%

Comments/feedback/advice welcome.

I only own small stuff right now but my suggestion is if they work and cash flow fairly well and aren't a pain in the *** keep them. ideally cash out refinance and youd use that to buy your next project. what if you sell these 2 buy the 20 unit and it sucks or doesn't work according to plan? I would hesitate to sell stuff that works. but I'm more conservative.

buy more rentals. your equity in your house is just 'sitting there not earning a return. I think you should deploy it and get a return on it. rentals or otherwise

the electronic keypad locks so don't have to deal with keys but keep in mind batteries need to be changed like once a year
