@Jay Cunningham I would recommend a contract that is simple and to the point as seller can get confused otherwise.  Best to find someone doing deals in your local market, but at a minimum you can get free ones from some reputable coaches like Ryan Pineda, Pace Morby, or Brent Daniels.

I have not done deals in Illinois but I do know traditional wholesaling requires a license if you plan on doing multiple deals.  I would connect with local investors in FB groups if you don't get too many local investors reaching out on BP. Good luck getting started!

@Ashley Coleman I would personally want to use a GC that has done fire damage homes. Speaking from experience of others since I stay clear of fire damage 😅

@Andrew Syrios well said. The city issuing it can be a deal breaker in itself. Keep in mind that some PMs do not like to manage section 8 as well.
