Hello all. In consideration of home values being sold over market value I want to explore the option of off market deals. Wholesale, FSBO, cold calling, and direct mail marketing. I'm in Illinois (Chicagoland are) and am asking if there is anyone [Edited by Moderators] - who can advise me on the best way to connect with - wholesalers, title companies, real estate attorneys to get a better grasp on the concept. My intention is to BRRRR properties with a partner. I would appreciate any help in the topic.

What you're describing is not "wholesaling." It's just purchasing "off market properties" The best way to connect is to network. Attend every local REIA meeting and build your network. On the bigger pocket forum you'll find realtors that get off market deals; you'll find attorney's,... Regarding finding off market deals themselves- DO NOT cold Call without first getting a copy of the Do Not Call (DNC) list.
