@Murali Jesudoss blue springs is hard to make work as a BRRRR but this deal seems low enough that it may work! I would look at the worse case scenario and see if you're ok with leaving some money in the deal. There's nothing wrong with a cash flowing rental with less than 10k in the deal ;)

@Franck Brichet private money lenders all have thier own terms but are usually looking for a 8-10% return with few to low fees upfront unlike most hard money lenders.

If your partner ever what's to wholesale any of the deals he finds, I would be interested in looking at them for myself or my clients 👍🏻 Find cheap inventory in today's market is no easy task!

@Duane Alexander there are some pretty narrow minded opinions on this board. To me Wholesaling is a tool in the investor toolbox. It's definitely takes hard work which many folks who do real estate full time don't want or care to figure out. Marketing is a skill set on its own that can be hard to master.

@Dan Krupa what kind of fees are you see on the commercial side? Are all loans at 5 year balloons usually? I found the rates are usually 1 pt or more higher.

@Morgan McRae I'm seeing tight margins in lower crime/higher demand areas. I agree that the higher the rehab the more an investor will want to make on a flip. I've seen folks buy at 80% of ARV - repairs, which is risky in my opinion.

@Mikha Sarmiento I think the most important part is to understand value and comparables since your focus on flipping. There's plenty of folks flipping in rougher areas but since you aren't holding that doesn't matter if there is still demand for updated homes in the neighborhood. @Rick Novotny is right about offers...cash is king and flippers are taking more risk/ betting on appreication to make the numbers work
