Books, magazines, internet & HGTV!!! These can help you to come up with design ideas. I think the most cost effective and easiest way is to create a standard design for rentals especially. When flipping u can also have a standard design with the exception of maybe changing paint, cabinets, countertops, and flooring when u want something different. Once you get a few under your belt, it'll be a bit simpler to come up with designs. Another tip is to try and stay NEUTRAL. this will allow u a little more creativity.

If you are open to investing out of state, you could pull the equity out of your home & buy sfr in a market where you'll have a great return (particularly mid west). If the value of your home has appreciated substantially then you could sale, recoup the initial investment+profits,  use the capital as down payments to reinvest in low priced sfr. There are many options. The key is to set YOUR goals, EDUCATE EXTENSIVELY, determine your risk tolerance, find your NICHE, jump in and never look back!

Just plain beautiful!! I noticed that your photography is totally different in the before & afters. This makes a HUGE difference, especially when you're listing on the RE sites to potential buyers. So investing in a quality camera/ or professional photographer is a great investment.

Also did you paint the siding or is it new?

Most of the Mid-West has great markets for flipping. I am in Dayton & its surrounding areas are good.. Cleveland, Cincinnati, Toledo anywhere in Ohio is great.

Hello @Charlie Cameron a lot of west Dayton has "war zone" areas  (45417, 45402) lower east (45410) Dayton is kind of weird in that its really determined on a block by block basis. So you have to really study and get to know your market in order to determine where to invest. Some streets have home that aren't worth any more thank 20k & 2 blocks over there are homes worth 100k+. Hope this helps

Thanks guys for the warm welcome. @Paul @Darrin I cannot seem to make it to the meetings as I still have a part time job that I work evening hours. (two reasons why I want to quit) Ill definitely try an make the next meetup in March
