Dayton Ohio Investors

Just wanted to introduce myself to other Dayton Ohio investors and to get some information on what everyone is doing.

My current strategy is wholesaling to other investors.  I have done rehab and flips as well as rehab and rent.  My neighborhoods are Northwest Dayton, Trotwood, Jefferson Twp, Huber Heights, Englewood, Clayton, and Vandalia.  Also any Dayton area as long as its not a war zone.

    Charlie,

    As Candace stated there are several areas in the Dayton area that I would avoid.  I currently do not invest in the Westwood neighborhood of Dayton, anything west of Gettysburg avenue,  Anything around East Third street, Some pockets in East Dayton off Huffman or Xenia Avenue, certain parts of Dayton View, some areas east of Main street and south of Parkwood avenue and the santa clara neighborhoods.

    The biggest thing is that there are several pockets that one should stay out of in Dayton.  We cannot list all the areas but once you start driving around Dayton you will get a feel for the areas and know if you want to invest or not.
