@Irina Seals that won’t be enough when your tenant leaves and costs you 5k. C neighborhood investing long distance is a bad idea.

Neighborhood grades are almost always inflated for long distance investors.

@Irina Seals your numbers leave out a lot of expenses. How is that cash flow calculated? As a high earning individual, you can likely earn more money in less risky ways than long distance rentals in bad areas

@Kyler Cook my first thought is this is a really bad idea. Real estate is best served as a compliment to an overall portfolio strategy, not the only thing.

The tax hit and early withdrawal penalty don’t make this worth it

@Marianne Lopez-Henthorn real estate doesn’t always appreciate. Just because it drops doesn’t mean it’ll increase again.

If your property needs to see 2014 levels of oil pricing (100 dollars a barrel) for your property to increase, you’re going to be in for a hard time.

2014-2020 was a giant bull market and your property decreases in value. If you had simply dropped your equity in the S and P 500 in 2014 it would have increased by 81 percent though February 2020.

I don’t recommend buying more real estate.

@Matthew Utt. This is a very common issue. Most banks won’t lend under 50k. Try contacting local banks. Also currently most banks will be more caughtious in refinancing

@Kate Zieverink I bought one share invitation homes for 27 dollars. They own 80,000 homes. I now own 80,000 doors.

@Marianne Lopez-Henthorn my honest advice is don’t buy any more real estate.

You own two houses: you admit both are decreasing in value. Why on earth would you want to buy more?

You should sell both and cut your losses. These aren’t investments they are liabilities.

You need to be more prudent as an investor.

@Kenny Hsu the correction in the stock market was in March and April. You should have bought then.

I am not for seeing a major drop in real estate. Demand in my market is increasing
