Talking to several companies in Memphis, I've been told they average vacancies of 3-4 percent. I tend to be more conservative and assume around 8 percent or 1 month for vacancy

Also you still haven't accounted for capex or vacancy so your cash on cash is likely around 10 percent.

Braden Erickson you will likely need to put down at least 20 percent which is around 65k, so 40k won't be enough. So let's say you put down 65k and have a 4 percent interest rate. You have 10k a year in mortgage. Deduct that from your 21k and you're left with 11k in cash flow roughly,which is 16 percent cash on cash. In reality this would be lower because if closing costs etc

Zach Faris there's a good one near me in colleyville. It's free and not a sales pitch. If they charge money to attend it's probably not what you want
