@Aditya Bhate yes you can buy without a realtor. You can sell your own property without a realtor or licensed broker as well. With that said, if the person asking is new they will likely want someone they can trust who has experience in their “board of advisors” anyway. Often times a good realtor is an option for that. The caveat is, most realtors aren’t good, so you have to get well just like with any professional position. Also keep in mind, whether with realtors or other areas in life, you’re going to pay the fee in one way or another, either to someone or through and experience. It can be expensive both ways haha

@Caroline Davis I’m wondering how much this slows down with the rising cost of capital. Lending is about to get interesting in the commercial space. Cranes all over though, lots of people moving in!

@Jalun Bridges congrats on going after it! I’ve been investing in Huntsville awhile now and it’s definitely a solid market to be making the first step in. The quads are selling at some crazy prices right now but we see small multis come through our wholesale department every now and then. Best of luck!

@Benjamin Aaker it’s not just 110k+ a door, it’s in a C to C- area. For comps we paid 50k a door in the same area but we had the benefit of lowwww rents to determine value. Ours needed lots of rehab but still less than 20k/door so under 70 all in with great terms on financing and a midterm rental strategy. This one wouldn’t even come close to cash flowing if it goes based off of market long term rental rates

@Casey Ryska all my friends with STR and MTR's said they're bookings are picking up in Huntsville. The hot season for bookings is between March and October. I don't personally have any of my own right now but have sold hundreds of contracts and properties in the HSV area, and just my personal contacts have 100's of furnished units in the area that are successful. Their bookings are less often nurses and more often government contractors.

@R. Elle Berry wholesalers in my opinion shouldn't be locking up properties on market unless they have the skill of negotiating that deal well below the market price. Typically people want to use us (I wholesale and invest as well) when we can find them something they can't already find in the MLS. Investors don't want to take the time to set up the systems required for marketing and locking up properties at discounts, and sometimes, Realtors don't want to do that work either. Door knocking, building data lists, cold calling, running TV commercials, radio ads, PPC, Facebook ads, and all the other forms of marketing we do aren't always what an investor wants to spend time with. With that said, investors should use both options for different things! A good Realtor is an amazing resource for deals, as is a good wholesaler, property manager and title company.
