I don't have the means to buy a deal like this, yet! But I would love to see what the analysis on it looks like. It seems pretty high but I may be missing something.

You might benefit from contacting the seller's agent and getting a rent roll and a P & L. This would be a great one to analyze. Without that info, you are looking to pay retail prices for a property that should be evaluated by its income.
Right off the bat, I'm thinking $110,000 per unit in Huntsville is steep but it depends on what they are getting for rent. I would take that number and compare it to the rental comps as @Jamie Parker recommends.

Finally, what makes you say you don't have the means to buy this deal? You're doing the right thing by looking, but you might want to take on a little discomfort and talk to family and friends. You might be able to come up with more money than you think. If it is a lack of knowledge, then get to reading and networking. Good luck!
