I’m local in Kansas City. There has been a lot of migration here and money being invested here from other markets. It’s mainly middle to low upper class in most cities. It’s also cost effective and rents have been rising. The average is around 1K and a few years ago it was around 700. I specialize in OOS investing, I’d be happy to chat.

That’s a good start. I’ve been to a convention on multi family investing and they did try to offer a class. It was like 40K glad I didn’t pull the trigger. That’s what people are referring to when they say don’t buy the class. Start small, 500K is a lot and it’s easy to spend quickly. House hack a small duplex and put the rest of the money away in an account. After a few months I’d utilize it more. People will drag you in all directions and sell you on anything. At 20 you are young as I am so be careful about being quick to react. Try going to local meetups and learning from veterans. The biggest thing is to start don’t learn and never do anything. What made you choose those markets instead of local ones? Those seem like strong markets but price is high.

@Paul Peltekian to tag along with what others said, finding a local expert with connections Is key. You need to trust someone and be able to delegate them handling the rehab. Certain PM managers will have in house contractors which makes BRRR cheaper and easier. The books recommended are phenomenal too. I'd be happy to chat and give you tips. I work with many OOS BRRR investors, first deal is the learning curve.

Hey Zach! I’ve currently at RE/MAX here in Blue Springs and they are awesome. My family has ran a team there for 5 years and it’s been going well. You want to look at different ones and see what fits you. Some have more training while others leave you on your own. Training is very crucial when you begin. 87% of agents aren’t in business after 5 years, training and lack of support system is part of it.

@Nick Rutkowski. I am 19 got started in Real Estate at 18 right out of high school. Starting as a Realtor to learn, help people, and grow my network. I work with many OOS investors so that's fun. It was not too hard to get started my family has ran a team here so I grew up learning. I focus on Bigger Podcast and don't utilize the other platforms. I am in Kansas City and there has been a lot of growth here. The coasts are booming areas, along with other Midwest cities. I love Multi family deals but I'd like to get into developing large commercial properties, that's what excites me. Looking to start investing next year in a house hack :)
