Financing like the others say is the most important you can analyze deals all day long but you need to be able to know if you can purchase and how much. Also connecting with local experts to learn and grow is just as important. Getting sent deals and analyzing them will help, play around with the numbers so you can see your returns. BP is one of the best resources to learn and ask questions. Best of luck!

@Dean Pinhas The benefits for a 2 bed is the cost to upkeep is much less also the tenants you'll attract will either be single people, new couples, and elderly. The only downside is rent is much less than 3 bed. It's just up to what strategy you want and purchase price. If it hits your numbers then do it. Always good to have a variety.

Kansas City, Oklahoma, Nebraska, Tennessee are some I've heard of that would fit that. I'm local in Kansas City. There is C-B properties for 80K-120K. Low vacancies here too.

If it was me i'd raise money for adding onto where you live. ROI looks good from the estimates. If you aren't comfortable with a stranger by you, you can live there for a year or two then move out or sell to get a multi. The other option is out of state like in the Midwest. It's best to stay local but you do get more bang for your buck around here.
