Any where in the Midwest is a good market. A lot of migration from large cities on the coast and money being poured into Midwest cities. BUT if you can be local do it, try cold calling and doing digging. Off market is the way to go :)

@Todd Wheatley congrats on doing OOS investing. When I help OOS investors I coach them to avoid them if you can. Ultimately any issue can be fixed but it will cost. In the Midwest the common reason foundations settle is people let water sit by their foundation. Small maintenance issues like gutters needing cleaned out, dirt around home, extended down spouts leave water sitting by your foundation. You’d want to have multiple bids to fix the foundation. If you trust the team in place I’d go with their guidance but don’t get too excited and jump on a lemon. Best of luck!

Well worst case if it appraised for 160K at 75% you’d pull 120K out. That leaves you with 40K-45K rehab. Could you see if an agent can run comps for you to verify?

Just from browsing comps you provided 2 bed is worth in the 125K-130K and 3 bed 165K-170K. I would try to have a 3rd bedroom since it's an extra 30K. What would the rent be for 2 bed vs 3 bed? In my market it is $300-$500 difference. BRRR is a wonderful strategy seems like a great property.

Hey! Welcome to BP. When I work with my clients MLS does have deals but there aren't a lot. Cold calling or farming is a way I find deals along with FB groups/meetups in your local area. Your agent should have a pulse on the market and have connections in place to make it easier. Best of luck!

Love what @Erik W. and @Sarah Brown. Here's why I keep going and pushing to FF.

I am a year out of high school so quite young. When I was in high school I was quiet and shy. Never pursued or went after interests, goals, or hobbies because I was scared. I didn't push myself. After reading Rich Dad Poor Dad and diving into Real Estate I wanted more in life. I've set a goal to be FF by 25, the regret from being shy at a younger age keeps me going. I won't give up til I make it. Most people live the cookie cutter life and don't change/push themselves. Financial freedom gives you the ability to enjoy the moments, take vacations, buy the toys you always wanted, leave a legacy, and many more. We have 1 life on this Earth and you can't waste it. Keep pushing guys!
