@Justin Laczynski What market are you in? MLS price have been rising. Off market is the way to go either find the leads yourself or connect with a whole seller.

Definitely doing flips to build capital is great. If you could house hack a 2-4 unit place too that'd start your portfolio. Best of luck, you got a great network to help you.

Yes prices have risen but the economy has been booming and millennials still aren't struggling to buy. Rents and housing prices have been rising. Our market the rent average was $700 back in 2013 now it is over $1,000, average price in 2013 $180,000's now it's $260,000's. It's good to diversify and have SFH and Multi. Just from my point of view.

Hey! What market are you in? Best way to start is to browse them online with Zillow, RedFin, etc. Get an idea of what's is out there along with how much they are. Also connect with a local group and Realtor to learn the market and language. Then start touring and go after the first one. Don't sit in the analyzing phase forever. Best of luck!

95% of agents hate Zillow lol. Curious how long they can maintain it, I remember hearing they have lost millions of dollars so far...

@Hua Zhang that market there is tight and hot. You can try cold calling/farming off market deals. MLS is good to browse deals but can be slim for good deals. As others mentioned OOS is perfect. Midwest is a gold mine. You can hit the 1%-2% rule easily. I love working with OOS investors:)

Would you do OOS? Midwest is way cheaper than those coastal areas.
