Multi-family Rental, Good. Single-Family Rental, Bad?

Just read an article on a man only interested in multi-families in Austin TX and won't consider single-families, with the main reason being that Millennials can't afford to buy in the current housing market and their only recourse is renting.  

HOWEVER, while I certainly see the appeal of multi-families as an owner of some myself, I feel that this approach is a little short-sighted, as the prospect of purchasing single-family housing for renting purposes is strong as well.  

What do the people of BP think?
