Long Distance Investing - First Deal

Hi all, I'm a newbie from California. As I'm sure you all know it's more difficult to invest locally than other states. There are some pockets that are doable, but out of state markets offer more bang for your buck. In your opinions, is it safe to invest outside of your state for your first deal or is it more advisable to find something local?
