Kansas - Can You Cash Flow

Hi All

Just looking at this market

Would be interested on whether it cash flows and what is the price point for C/B grade areas

I know a broad question but interested in hearing from locals

As with most states the big cities (like KC) you probably get less cash flow but more chance for appreciation. In the smaller towns (likeTopeka) you can definitely find cash flowing properties (depending on how you calculate cash flow) but you don't get a ton of appreciation. As an example, I purchased a 40k 3/1 SFH and looked on the county appraisal site and saw that the last time it sold was 20 years previous for the same $40k. But a 40k rent ready home that rents for $850 a month in a C/B neighborhood is great cash flow.
