Welcome Datona! It would take a long post to walk you through the flipping process. 😉 However- I would hop over to the entire forum dedicated to rehabbing and house flipping. You will find hours and hours of reading there, and thousands of posts! Start connecting with individuals and you will find people you can trust who can help analyze your numbers. I would also read up on repairing your credit. Additionally.... Check out 123flip.com - a website and blog written by a very success flipper, Jay Scott. He also wrote a couple very practical books on flipping and estimating rehab costs... You will see them on his website as well. All of this should give you loads of information to get you started... GOOD LUCK!!

Love it. Love subway tile. And that gray shower tile. Cool. So where is the exposed brick?? I'm seeing it everywhere these days- so was curious to see how yours turned out. Am I missing it? :) Any way you can switch which side the fridge door opens? That would be enough for me to find another place. :)

We were so highly impressed with our inspector there in KCMO... Sam DeRhodes, Home Detective Property Insoections. He's honest, super hard-working, detail-oriented. Set the bar high! There is also an insurance group based in KC, called Affinity Group Management. They specialize in working for investors and understanding their needs. They have been very easy to work with. They came highly recommend in multiple BP threads. Missouri is also pretty favorable to landlords based on the research I did. As far as turnkey or not... It does come down to your goals. Somebody probably already said that in the thread… But it's so very true. It depends on the person. If you have a lot of time at your disposal – it would be worth it to try and build a team and find boots on the ground. If you're crunched for time and really want to keep real estate on the side – the turnkey route could be good for you. IF you do your due diligence… Meet with multiple team members in order to compare and see who you're comfortable with. And remember- property management will make or break your deal! I do know investors who successfully manage from out of state and actually key enjoy it. So again- it depends on your goals and constraints. We were out in Kansas City last month… We loved it! I want to hear from investors who got their start long before the infamous housing market crash of '07, '08, '09...... 

What one or two things do you do differently NOW because of what you learned THEN? Don't hold back... give all the details! 

If you were a landlord... What was hard about the crash? What would you advise inexperienced investors starting out in a somewhat similar "hot" and potentially over-inflated market for how to safeguard themselves for when times aren't so rosy? 

If you were flipping... did you make it through? Or have to change strategies? What would you advise for individuals just getting in to flipping in order to prepare for the next market correction? 

I think about this constantly... I hope you all have some GREAT answers...! 

@Joshua Dorkin - you talk about this regularly on podcasts.... almost more than I think about it! I'd love to hear your advice as well. :o)

You read so much about building your team, and if you can get most of your team members to talk to each other without you having to be in the middle, then thing become really efficient. :o) 

We are still on the very front end of investing essentially... but I want to understand- when you look at list of team members you need, the Title company, the Appraiser, and the Lender are always part of that list, obviously, among others. However... with our lender we currently worked with on our last purchase, the lender sent out the appraiser and the lender has a title company they work with... blah blah. Okay- so great... less I have to deal with. However... what is the benefit to finding your own appraiser and title company? What could they help me with directly, or what benefit can they be to me- that I'm not aware of? OR- is it simply easier to let the pre-established connections stay like they are.. because they all have their systems and ways of doing things?

(We are looking to acquire SFH buy and hold rentals, small MFH, and also flip to build capital until a market correction.. if that's helpful.)
