So just draft something up in writing, is there not some sort of agreement that is standard for this sort of thing?

Question for you virtual wholesalers out there....  Im currently in the South Florida market and curious as to how you guys went about virtually wholesaling in a different market, specifically utilizing boots on the ground.  How did you find your boots on the ground go to, how do you make sure that specific person goes and takes the pictures like their suppose to and not snake your deal etc?

I see others talking about reaching out to other wholesalers in that specific market, but how do you go about working with them and them not screwing you over and just taking the deal for themselves?

Hi @Giselle Bellanca-Reuveni, I went through Lex's course and bootcamps and he pretty much gives you everything you need to get started, except the deal itself!  have reread and highlighted things throughout the home study course over and over again.... I've made my money back and then some, so it was a worthwhile investment for me... Not to mention he's there to answer any questions you have, whenever you have them!

I'll second @Ted Buffington testimonial...  I went through Lex's course and bootcamps and have reread and highlighted things throughout the home study course....  I've made my money back and then some, so it was a worthwhile investment for me... Not to mention he's there to answer any questions you have, whenever you have them!

The deal I was working on got bought for cash :/ so we never got to the real numbers as far as like a spreadsheet, but he was going to do 4.5% on conventional and 5% on investment for alternative income verification.

Just a quick question maybe that you guys could maybe answer because Ive been searching and can't seem to find an answer.  Currently working with someone on getting a loan on an investment triplex...  It would be a income verification loan being that myself and my father are self employed.....  He took his tax returns and 24 months of bank statements and said he can get us a loan for the property for 4.5 for conventional and 6.5 for investment property... Isn't 6.5% kind of high, even for an investment triplex?

@Jeremy Tillotson funny you mention Frank McKinney, as my aunt knows him very well... 

@Account Closed ya I agree, holding costs could get up there as average DOM was much higher then smaller homes.
