At this point in time I would like to buy homes fix and flip to create some capital to reinvest long term in rentals. I was just inquiring where people go for the good deals ie wholesaler vs an agent and the MLS or what not?

What would be the first thing you would do if you had about 40k cash to start investing?  I currently have about 20k in a business account and have a partner that wants to put in 20k.  My father owns a contracting business and knows all about fixing a home and building one from the ground up and wants to invest down here in South Florida... 

 I'm currently getting my real estate license, trying to get per-approval for a hard money loan and searching for deals and what makes sense.  Where do you guys seem to find the best deals?  Wholesale? So where would you start?! Thanks! :)

thank you very much for the replies guys.  They were very helpful, as now I know to contact an attorney for legal advice concerning pooling the money.  ;)  I did just establish the entity the other day, so on the way to getting the ball rolling.  Thanks again!

Just a quick question, hopefully to get a quick and simple response. I've been looking all over and not sure if it exists or not, but where are you suppose to put money to make everyone in the transaction feel safe. For example I have two people that want to give me money to put toward REI and will be using some of my capital as well. Where does one put that so everyone feels comfortable with handing over 20k? Thanks :)

You can also check out www.meetup.com, and also just google REIAs near you, they are quite prevalent these days so there are plenty of groups meeting around your area.

Just wanted to introduce myself here on the forums and take advantage of the wealth of information available on the site.  I already downloaded the e-book but have yet to start on the podcasts, but they really seem to be worth it from all the rave here about them! :)  

Looking to start out with fix and flips, eventually move into buy/hold and long term projection is getting into commercial real estate!  Currently in the process of getting my real estate license and cant wait to get started!  Are there any places you guys would recommend to find networking events and such for locals?  Have some big goals to fulfill and look forward to getting them started with the biggerpocket community!  :)

Ok, so this is my first post on bigger pockets and I would like to start off by saying hello! Glad to be part of this website as I have heard a TON of great things about it... I'm located in Delray Beach, FL and looking to get into REI starting off with fix and flip, moving to rentals and possibly into development down the line. Currently in the process of getting my real estate license, but also want to establish an LLC. So, like im sure a lot of people have done on this forum, is to ask for some input in coming up with a name that I can grow with, not something set up on a whim. Id like a name that can include all those aspects of development, fix and flip and rentals. I've been racking my brain for the past week and haven't been able to come up with anything thats really been like WOW...

I am looking to come up with a name that has a meaning behind it, not just my last name Development LLC or something like that. Everyone has those! I'd also like to add a word that evokes power, or something of the sort. I've thought of Tryst Development, Deluxium Development, Di Lusso Development but not really thrilled with any of them. Any suggestions.
