Hello I'm Bryan Williamson my wife and I are looking for a possible third property in the next 1-6 months. We kinda house hacked our first house. We started renting it out as a vacation rental(kinda Brandon special)!. This lead us to buying a fixer upper in Franklinton. We are nearing the end of DIY renovations ( it looks pretty awesome though and functions). We are now looking for our next property. If there are any wholesalers or agents that we can connect with we'd love to hear from you!!!!

hello all ,

My wife already gave a bit of background info on our love and fascination with the island but I want to know what a good place to search for for sale listings other than zillow or trulia  in PR? Also there seems to be a ton of vacant buildings in condado - condado beach / close to Taft ave(where we stayed last time) we love that area very artsy up and coming . We would love to snatch up one of those .

Damaris Sutton homepath allows investors to buy their homes. This is a great way to get a below market value house. So I've been told. You can search the approved lenders from their site. Each lender requires a different down payment but the other requirements are virtually the same no pmi no appraisal etc.

I searched for this topic to see what others thought because it's easy to have an unfair split. I'm looking to an JV partner for his experience and his money for my first deal. Columbus landbank has properties that are dirt cheap. ARV is somewhere between 70-120k. Large difference I know but can't tell just from zillow. But it's in the ball park. Purchase price is 6100. The repairs prob will be in the 30k range. The repairs is what we need help wit as well as the know how to execute a full reno. If he fronts the money, we'll refi after completion and give him basically a wholesaling fee. At least that's what I believe the agreement will be. We touched on it briefly. Hopefully this gives someone another idea on creative financing.
