It is in a mobile home community. Lot rental is $368/mo.

It's a 3bd 1 ba home single wide

Built in 2001

About 1000 sqft 

She wants $24000 

I'm pretty sure that is out of the question,but I can't seem to find any info on how to value them. 

I know there has to be a way. Until I find the way I can't calculate a fair wholesale price.

I am a wholesaler in OKC ,OK. 

I received a call today from a lady who has a mobile home that she would like to sell fast.

I have never looked at mobile homes before and I really have no idea how to determine the ARV on one.

Any help and pointers will be appreciated.

Also is any one interested in buying mobile homes?

if you signed a contract with the wholesaler then you run the risk of being sued by trying to go around them. Or they may just file an interest in the house which will prevent you from getting a clean title. You are going to have to deal with them sooner or later if you really want the house.

I am a wholesaler and most of us only sale to cash buyers who invest to fix and flip. They may not be used to having to complete inspections and such. That no excuse for shabby business practices, but I'm just saying.

I generally use the first phone contacts as an opportunity to connect with the seller. I also try to find out what the situation is ( divorce, forclosing, death,etc)

I basically just ask a bunch of questions that I could easily get the answer to myself, but my objective is to get the seller talking about the house and their situation.

fore I even call them back I have already looked up the A RV and General data on the neighborhood

after talking to them and getting to know their situation for a little bit, I set up an appointment to go look at the home.

Once at the home I continue to build a relationship with them and position myself as the professional who can help them out of their situation. Hope this helps. Good Luck!

There is really no best way to start wholesaling. It is just a question of which methods you prefer.

The key to wholesaling is to generate as many motivated seller leads as possible.

I like craigslist and bandit signs.

But there are numerous other avenues also.

Some are driving for dollars

Get a list from list provider

Website

Local REIA meeting

Birddogs(mailmen,friends, co-workers,etc)

These are just a few ideas.

Here are a few suggestions I would use.

I would get business cards and hand them to everyone within arms reach .

I would get some " Homes For Rent" bandits signs and put them all over town.

I would offer everyone that contacted me a small referral fee for bringing me another renter.

These are just a few ideas to get your creative juices flowing.

You may want to try something like this.

" Hi my name is Joseph and I am a new wholesaler in the area. I would like to invite you out for a cup of coffee to discuss how I can best serve you and your business. Would Tuesday at 5:00pm be good for you or would Wednesday be better?"

This is a direct yet honest approach. Most business people respect any one who is direct and above all else honest.
