When you are first starting out you have to go thru the learning curve which is different time spans for different folks.
But I think the main way to get your first deal fast is to market market market and write offers, alot of them. This will help speed up your learning curve and more importantly build your confidence as an investor.
The more you do something the better you will be at it.

Know what key questions you want to ask.
You can jot them down if you like.
From there just get the conversation started and let the seller talk, see how many he answers without you asking.
Then if he misses any just flow them into the conversation kinda of naturally or matter of factly.

When I submit an offer I try to do it in person. I tell them my price and ask how soon should I set the close. Most people will say yea or nay right then. This way you will at least know what they think about your offer. You can continue to negotiate from there.

I am no expert by far but what has worked well for me in my market is that I take about 6-7 free " estimate " sites including my tax assessors page. I then total the numbers to get an average. I will usually then round down to the nearest thousand.
I also use 1 paid site called Real Quest ($50/mo)
I find that this gives me a close enough value for houses I intend to wholesale.

There are plenty of contractors out there. So I would suggest taking about an hour and call as many as you can. See who will come out and give you an estimate. I know at least one of the contractors in Suitland,MD needs the work and will be more than happy to give you an estimate. Don't give up. Just try harder.

Thanks a million to each of you who took time to give me such great advice. This site (BP) is priceless better, than any course that can be bought.
I especially want to thank you Bill your answer. It really helped me tie together what everyone was saying.It helped me to "bring the concept home" so to speak.
I will be using those phrases in my ad from now on.

My initial intent was to wholesale by assigning the contract,but seeing as how it was a somewhat complicated deal for me to put together alone I involved a realtor. When the offer was written up it did not include the and/or assigns clause.
The offer was accepted so I arranged financing,but my plan still involved just flipping it as a wholesale deal.
I explained to the seller that I may not keep the house myself. He did not have a problem with it. He also allowed me to have the key so I could show it.
So the seller is fine with it. My concern is am I being deceitful to the person who may respond to an ad about the property.
They would be under the impression that I own it,or could at the least assign the contract to them. When in fact I do not own it nor can I assign the contract.

Would it be considered unethical to advertise a property for sale that I have under contract but have not actually closed on yet.
And if someone actually calls about it what should I tell them.
