Congrats to our clients for selling their fix and flip property in Homewood, IL! 

The rehab took only 5 weeks - the kitchen and 50% of the bathrooms were saved - and the property was under contract days after listing!

Way to go!

@Ernest Chamblee - I use every opportunity meeting with a seller as a chance to buy a property or convert a listing.  I read the situation and create the best angle I can.  In the end, we are the business of helping others in whichever way is best for them!

Hey @Joseph Johns, everyone's strategy is going to be what is best for you.  My business partner and I are choosing to invest in fix and flips to generate income for our long term goals, but we are full time real estate professionals so what we generate is what we get.

In the end, if the numbers work they work - whether the strategy is fix and flip (even with high lending interest and points) or buy and holds.

Hi @Ernest Chamblee,

   I became an agent after investing for a couple years.  My business partner and I are full time real estate professionals as agents and investors.  We feel that being an agent allows us to be experts in the market and also helps up accomplish our investing goals.  We are always more interested in being investors, but love the ability to also generate income as agents.

Hey Adam,

I think this depends on your numbers and what you will actually cash flow each month. Being a condo, I would pay most attention to the HOA fees and if there are any special reserves coming up.

@Austin Fruechting That was flip #7 for Mary and I... but I agree, I should flip one for myself sometime soon! Instant equity in my primary residence would be awesome.
